BY TAKING PROACTIVE MEASURES

PROTECTING YOUR BUILDING

EVEN MINOR ROOFING ISSUES CAN ESCALATE QUICKLY IF THEY GO UNNOTICED. STANDING WATER, DELAMINATING MEMBRANES, ALLIGATORING, OR SMALL PUNCTURES MAY SEEM HARMLESS AT FIRST, BUT OVER TIME, THEY CAN COMPROMISE INSULATION, DAMAGE STRUCTURAL COMPONENTS, AND LEAD TO COSTLY REPAIRS. A PROFESSIONAL INSPECTION ALLOWS OUR TEAM TO CATCH THESE PROBLEMS EARLY, SAVING YOU TIME, MONEY, AND STRESS DOWN THE ROAD. MORE IMPORTANTLY, IT GIVES YOU A CLEAR UNDERSTANDING OF YOUR ROOF’S CONDITION AND THE BEST OPTIONS FOR MAINTAINING, REPAIRING, OR REPLACING IT — ALL TAILORED TO YOUR BUILDING’S SPECIFIC NEEDS.

STEP-BY-STEP: ROOF INSPECTIONS WITH MIKALAN

  • Discussing and evaluating a roof. Taking careful measurements to give an accurate estimate.

    EVALUATING YOUR ROOF

Our first step upon arrival begins with a thorough walkthrough of the entire roof to assess its overall condition. We carefully examine the surface for signs of delamination, seam and joint failures, punctures, and indicators of water damage. We also take precise measurements of the full roof to ensure an accurate estimate and review the trim and drainage points to identify areas that may need repair or replacement. This initial evaluation not only documents the current state of your roof but also establishes a clear foundation for recommending the most effective solutions moving forward.

  • Inspecting a roof and taking a core sample to understand the roof better. Repairing the roof by welding a new patch on.

    TAKING CORE SAMPLES

After assessing the roof’s surface, we extract a core sample to analyze the underlying structure. This process allows us to determine the types of materials in use, the number of roofing layers present, and whether moisture has penetrated beneath the membrane. In many older buildings, multiple roofing layers are common, which can affect both the scope of work and the time required to complete the project. If moisture is detected within the sample, it may signal widespread water damage. In such cases, we can utilize thermal scanning technology to pinpoint affected areas and identify sections of the roof that require replacement.
